Performing HVAC Maintenance in Dallas TX

by | Jan 24, 2024 | HVAC Contractor

An HVAC (heating, ventilation, and air conditioning) system is a useful climate-control device in households. This major appliance alters the properties of air such as temperature and humidity. It also filters air so unwanted and potentially harmful substances and microbes are eliminated from the air. This sanitary, clean air is then distributed throughout a home. To keep an AC system in good shape, it’s essential to perform regular HVAC maintenance in Dallas TX.

To start your Dallas HVAC upkeep, locate the two main parts of an AC system: the the condenser and the evaporator. The condenser is located outside a residence on a stable surface, usually on a slab of concrete. The evaporator is above the furnace situated in the plenum. Before you start any maintenance, be sure to turn off power to both these assemblies.

To clean the evaporator, you will need bleach, a stiff brush, a screwdriver, and a large mirror. To access the evaporator, remove the insulation covering the plenum. Behind the insulation will be the plate to the plenum. Remove any screws holding the door in place and lift the plate. Use the stiff brush to clean the underside of the evaporator. If the evaporator is hard to move, use the large mirror to view the back side of the evaporator. To clean the condensation tray, pour a generous amount of bleach into the tray. Use a brush to scrub the tray and raise the tray with water. Put the tray back, push the evaporator back into its proper position, screw the panel back onto the plenum, and replace the insulation.

To care for the condenser, use gardening tools to cut weeds, vines, and grass away from the unit. Commercial coil cleaner is a good choice for maintaining a condenser. The fins of the condenser should be cleaned with a soft fin brush. Don’t use pressurized water to perform this task. To ensure that condenser is on a level surface, use a carpeter’s level. You may have to prop the condenser with rocks or gravel for proper placement.
